Realtor Cami Silver: Tips for Sellers on How to Navigate the Current Real Estate Market
As a homeowner, you may be wondering if now is a good time to sell your house or hang on to it. The pandemic started an historical home buying frenzy, and it has not slowed down since. At the beginning of 2022, housing market experts predicted a year of continuous high demand and rising home prices, and this prediction has proven to be true. Buyers are eager to purchase, but there is still a shortage of inventory overall. As a result, it remains a seller’s market, which is beneficial to homeowners who are choosing to sell now. Still, in this real estate market, determining your next steps as a seller can seem like a formidable task. If you are on the fence about selling your home, you have a few options: You can put your house on the market and take advantage of the current market demand, you can wait to see how interest rates and inflation affect the housing market, or you can stay where you are (and possibly forfeit an opportunity). If you do decide to sell now, here are a few tips you should consider.
Think of it as a house, not a home.
A home is a place where family and friends gather and memories are made. But if you are thinking about selling your home, try to look at it as a house rather than a home.
Consider a lease-back if applicable.
If you need a place to live after selling your home and are worried about having enough time to find another place, a lease-back (or a seller possession after closing) may be the right option for you. This is an addendum which allows you to remain in the home for a certain period of time after the sale of the home.
Don’t “impulse sell.”
Even though it might be tempting to do so, do not accept the very first offer on your home, especially one that is sight unseen. Accepting the very first offer can result in a missed opportunity. It is best to wait it out, let all interested parties see the home and submit their offers, and then make your decision. Considering all your options first will ultimately result in a good decision.
